Spring Arrives in January 2015…

    That’s right! You heard it first here! I am referring, of course, to the spring real estate market! Every year the same thing happens as October approaches and we get our first dose of cool mornings with the crisp scent of fall in the air… local sellers start telling me that they plan to sell in the spring of next year. While this strategy can work well for many sellers who want to get their homes ready and hit the ground running after the holidays, the time to call me for advice on what preparations are necessary to have your home market-ready is RIGHT NOW!

    Contrary to what many sellers believe, the spring real estate market begins in January, not April. Most buyers who plan to move before the start of school are under contract by May. That is not to say that there are no buyers who purchase homes in May-July but their numbers are much lower than when the market is in full swing! The way to take advantage of the strong spring market (which means more $$ in your pocket!) is to get on the market early… and this requires planning now.

    First of all, and I’m sure this will come as a shock to many, we live in the frozen tundra (at least if last winter is our guide)! Many sellers are not thinking about needed improvements to the exterior of their home, but most exterior home maintenance and curb appeal strategies need to be implemented now…prior to the holidays. Exterior paint touch-ups, deck staining, fall landscape cleanups, replacement of missing roof shingles, driveway sealing, etc are impossible to complete due to freezing temps and snow covered roofs and lawns!

    Second, let’s talk about necessary improvements and de-cluttering of the interior of your home. I can’t tell you how many sellers spend the holiday season getting their home ready to sell… often investing fair amounts of money in the process. One of the hardest parts of my job is having to tell them that while the improvements they made look very nice, they are not the improvements that buyers in our area are looking for in a home!
